Virtual staging for vacant listings

Furniture, rugs and lighting added to photos of empty homes for sale, room by room.

When it helps most

  • The seller has already moved out
  • An estate sale, where the furniture is gone or not suitable to show
  • A flip or renovation that has never been furnished
  • A listing that has sat for a while with empty-room photos

Styling for the buyer

The furniture should suit the house and the person likely to buy it. A starter condo gets compact, simple pieces. A family house gets a dining table that seats six and a kids room. A downsizer's ranch gets comfortable seating and a guest room. Tell us who you expect, or send photos you like.

Good source photos

  • Level shots with straight verticals, taken at about chest height
  • Bright and evenly exposed, with windows that aren't blown out
  • Full resolution, not the compressed copy from a listing site
  • Clean rooms with no boxes, ladders or cords left in frame

Staging honestly

Staging adds furniture. It shouldn't hide damage, change wall colors that are staying, remove fixed features or improve the view out of a window. Keep the empty originals and label the staged photos.

Questions

Can one room be staged two ways?

Yes. A second option for the same photo costs less than staging a new room. Agents often show a spare room as an office and as a bedroom.

What do I get back?

Full resolution JPEGs, plus smaller copies sized for the listing site and social posts if you ask.
